Concrete looks dry long before it is dry. Relative humidity probes per ASTM F2170 measure what is happening 40% into the slab depth, which is where the moisture that will eventually destroy your adhesive bond is sitting. We test every slab we install over, and we have walked away from jobs where the general contractor refused to allow the cure time the reading demanded. A mitigation system costs a fraction of a full tear-out at month eighteen.

There are three numbers behind every lead time: production, transit and dock-to-site. Most quotes give you one of them. Imported large-format porcelain quoted at eight weeks frequently means eight weeks to leave the factory, plus four to six weeks ocean and rail, plus customs. Ask which clock the number is measuring, and ask for the re-confirmation cadence after release.

Carpet and resilient goods are manufactured in runs. Order half the building in March and the other half in September and you will see the difference under corridor lighting even when both lots pass the manufacturer's own tolerance. On phased projects we reserve the full quantity at first release and warehouse the balance, which costs storage and saves rework.

We have seen specification packages that name a correct sheet good and then leave the base and transition details to the installer's judgement. That gap is where the maintenance complaints originate.

Product data sheets, safety data sheets, warranty documents, maintenance instructions, sustainability declarations, and a physical sample keyed to the finish schedule tag. Formatted in the order the specification requests them. A submittal returned for formatting costs a week, and a week at design-development stage is a week you do not have at closeout.

The purchase price of a floor is typically under a third of what the owner spends on it across a fifteen-year hold. Cleaning labour, chemicals, refinishing cycles and premature replacement make up the rest. A vinyl composition tile that needs quarterly strip-and-wax is rarely cheaper than a luxury vinyl plank that needs neutral cleaner and a burnish.
